Buyer’s Guide

Getting Started

Purchasing a home is a big decision. There are many benefits to home ownership — pride of ownership, the ability to make home improvements, building equity, appreciation — the list goes on. But, before you begin your search, ask yourself why you’re looking to buy a home in the first place. Desire a better neighbourhood? Need more space? Want a place of your own? These factors will help narrow down your search and separate the “need-to-haves” from “must have’s.”

Loan Pre-Approval

Once you’ve narrowed it down to what type of home will best suit your lifestyle, getting pre-approved for a loan should be your next priority. Pre-approval means contacting a bank or financial institution and speaking with a mortgage broker. We recommend shopping around; not considering more than one mortgage package is a common mistake new buyers make.

Buyer’s Meeting

After you have a better idea of what you can afford, the next step is meeting with a realtor. We’ll prepare you for the process of buying a home, give you an overview of the services we provide, and discuss your needs and wants in greater detail.

The Search

Using MLS (Multiple Listing Service) we’ll match you with homes that best fit your budget and lifestyle. We’ll make sure to update you frequently regarding new listings and open houses. If you come across any listings on your own, please forward them to us and we’ll set you up with a viewing appointment. Feel free to follow this link to search properties in your area.

Closing

With our knowledge and resources, your dream home is just within reach. We’ll help you place a competitive offer, provide you with resources (such as mortgage brokers and lawyers), complete home inspection, and close the transaction. Our goal is to make the process as easy and simple on your end as possible, by providing you with the knowledge and one-on-one guidance you need to make an informed decision.
